Need old Parts or the Latest
technology in Tankless Water heaters- We've got it all!
We recently added an old 1930's toilet to our display window. We also
have an old water heater in our front window too. There isn't a plumbing
museum in San Diego, but the shop at L.B. Powers & Son may be the
closest thing around. If you are looking for parts for old fixtures we
can help you. Need a new water heater? Rebates of up to $1,500.00 on
solar systems are available now.
The old tankless water heater system worked and looks really cool but
it didn't have any of the safety devices that come with the new models.
It was probably installed right in the kitchen or next to the tub.
This year there is a 30% off rebate for new tankless water heaters
including the installation. Solar systems rebates are also available and
you save 50-80% of fuel costs over the life of the heater. If you need
a water heater, this is a great time to consider energy efficient
tankless or solar systems. We carry a brand called Noritz for tankless
systems because after comparing all of the other brands we found that
the quality is the best. The Noritz heaters have a thicker metal heat
exchanger inside and they offer a 12 year warranty. Solar systems take
up more room than the tankless and are designed for your specific
location and needs.
Like with the Noritz or with toilet replacement parts, one things we do
is look for quality parts. We want you to get your money's worth.
There are a lot of cheap plastic parts that have become available and
some parts we carry are not available at the home stores. Yesterday we
turned down some fittings that would have cut the price for the part by
1/3. The part looked the same but it was about 25% lighter. You may
not notice this at first but it shortens the life-cycle of the
installation and we are not going to do it. Some of those parts may
cost less going in, but it you have to call back a repair person to
replace it more often, you are wasting money - not to mention the
inconvenience and your time.

Three Self-Guided walks of
historic Mission Hills at L.B. Powers.
When surveyed
residents
in Mission Hills stated that they wanted a better looking bus bench,
instead of the plastic one on West Lewis. We have contacted MTS who
stated that they will remove the plastic one if we pay for the new metal
bench. To help us with fund raising for this street scape improvement
local historian, Allen Hazard, came to the rescue. Allen organized
tours for Save
Our Heritage Organisation and the first three Mission Hills Heritage
home tours
and walking tours. For our cause he has put together a self-guided
walking tour booklet with
insights to the architecture and history of one of the most interesting
neighborhoods in San Diego. If you
are visiting the area, or a local just wanting to know more, these walks
are

New Lead Laws in effect affect all your home renovations
Starting this past April there are lead laws that went into effect that impacts all residential projects. L.B. Powers & Son is now certified by the City of San Diego and the EPA. The idea is to protect residents from lead. It affects all homes that were built before 1978 that needs to open a wall space six square feet inside or 20 square feet outside. If these conditions exist, then the contractor must be certified to open the wall. The safety measures taken by the certified contractor are the same types of measures that we have taken for years on the job site and include isolating the area and removing debris from the site. We want you to be aware of these new procedures that we will follow to comply with the new laws.
Here are three points to provide to a contractor if you are having renovation work done.
1. Is the house built before 1978? So many of the houses in central San Diego were built before 1978. This law is to provide protection from lead exposure. If the house has been renovated since 1978 and lead has already been removed then the new regulations would not apply.
2 Is the resident pregnant or are there any children under age 6 present on a regular basis or is this a school/preschool?
3. Is
the situation an emergency? Then there is latitude with the requirements
so that the emergency can be dealt with.

Water Quality Report makes the Case for Filtered Water
If you drink bottled water and care about the quality of your water, you may want to see the San Diego Water Quality report. A new Water Quality report was recently sent out to residents and we will post it here. Pesticides are not included in either report and are only tested in the water supply approximately every five (5) years. This 2008 report is silent on pesticides but this is also something that you may be concerned about removing with a water filter especially now that more San Diego water has been coming from Northern California which is an agricultural area.
